Public Hearing: Zoning Map Amendment - Properties along South Van Buren, Pine Street , Burlington Northern Railroad and adjoining rights of way

PUBLIC NOTICE is hereby given to all persons concerned that on the 15th day of August, 2018, at 7:00 p.m., in the City Council Chambers of the Municipal Building, at 100 North Island Avenue, Batavia, Illinois, the Plan Commission of the City of Batavia will meet and a Public Hearing will be held pursuant to Chapters 5.2 and 5.7 of the Batavia Zoning Code (City Code Title 10) to consider amendments to the Official Zoning Map for all or parts of properties located at 620, 625, 629, 639, and 646 South Van Buren Street, and 320, 322, 328, 336, 344, 428, 435, 451 and 511 Pine Street as well as part of the Burlington Northern Railroad, Pine Street and South Van Buren Street rights-of-way. The properties are identified as PIN’s: 12-22-501-006, 12-22-477-005, -006 & -007, 12-22-478-005, -007, -013, -014, -015 & -016, 12-23-352-003, -004, -008, -018, -023 & -025, 12-23-351-007, 12-23-351-014, 12-23-351-026, 12-23-351-028 and 12-23-351-030.

The City proposes to amend the Zoning Map for these properties and contiguous rights-of-way from their current zoning classification of R0 Single Family District to R-1M Single Family Medium Density Residential District, except the areas located north and east of the centerline of Pine Street (435, 451 and 511 Pine Street) would be zoned R1-L Single Family Low Density Residential District, and the west half of the Burlington Northern Railroad would be zoned LI Light Industrial District with a SRS South River Street Gateway Overlay District. No development, redevelopment, or change in use for any of these properties is contemplated as part of the Zoning Map Amendment.

All interested persons, and in particular, the owners of the subject properties and adjacent and adjoining property owners, are requested to attend said Hearing.
