Variance for Front Setback and Covered Porch Encroachment at 804 North Van Buren Street

PUBLIC NOTICE is hereby given to all persons concerned that on the 4th day of September, 2019 at 7:00 PM in the City Council Chambers of the Municipal Building at 100 North Island Avenue, Batavia Illinois, the Batavia Zoning of Board Appeals will meet and a Public Hearing will be held pursuant to Chapter 5.6 of the Batavia Zoning Code to consider an application for variances to the Batavia Zoning Code (City Code Title 10).  One variance is from Table 2.104 to allow an existing residence with a front setback of 22.67 feet instead of the required 25 feet, a variance of 2.69 feet.  The other variance is from Section 4.101.K to allow an existing covered porch to encroach 8.13 feet into the required 25-foot front setback rather than the maximum allowed encroachment of 6 feet, a variance of 2.13 feet.  The variances are requested to facilitate a division of the property to create an additional lot for a new residence.

The subject property is located at 804 North Van Buren Street, Batavia, IL (PIN 12-15-430-016).  The applicant and property owner is TK Green Enterprises, LLC, 1600 Mountain Street, Aurora, IL 60505.  All interested persons, and in particular, adjacent property owners, are invited to attend said Hearing.  Questions can be directed to the City of Batavia Community Development Department at 630-454-2700.
